This project is the fruit of several years interest in the colonial plantation architecture of the Caribbean islands. Unfortunately many of the plantation buildings of the 18th and early 19th century have decayed away, but some survive, (see photos of Rawlins).
The Site
Our selected 12 acre site is in the grounds of a converted sugar plantation called Rawlins Plantation. The site slopes gently and has spectacular views of the sea and neighbouring islands.
The land has beautiful mature planting which has been permanently maintained by a team of gardeners for twenty years. The ambience has to be seen to be believed.
Part of the benefits of our Carib Cottage product is that it has very low environmental impact and so no great upheaval will befall this paradise parkland garden. Each plot owner will have freehold title to his land, but sensible covenants will prevent additional fencing or garden wall heights.
The plantation house which forms part of our site is already an internationally renowned location and each owner will have free use of its facilities which include: library, restaurant, antique furnished bar, swimming pool, tennis court, cricket lawn, management and multi-media office and copious verandah areas. There are on-site personnel to deal with hospitality, in-house laundry, dry cleaning, vehicle hire, boat hire, golfing hire and flight reservation services.
Plots are being sold at 75,000 pounds. Plot purchase is conditional on tandem purchase of a cottage or courtyard villa from our UK factory. The current price for a two bedroomed cottage is 230,000 pounds including all interior finishes, fixtures, fitted furniture and appliances. Loose furniture is optional.

Design Criteria and Concept
The design and form of our Carib Cottage building - walls, roof covering, windows, door openings and interior draw on the style of colonial plantation architecture. Shortcomings in site building methods have been surpassed by using today's factory construction technology and structural materials. The criteria set was no rust, no rot and nothing that termites could eat. Additionally the criteria was, next to no maintenance and the strength of the structure was to exceed conventional build. The result was a building with no steel anywhere in its construction, no timber in the structure (even the roofing battens are aluminium box) and concrete anywhere!!
The criteria included all modern services and electronic facilities to be, inbuilt in the factory and be permanently invisible although accessible for future updating when required.
Finally it was a criteria that the building should be as environmentally friendly as possible to a point where if deisred the owner could elect to self generate all power from natural sources (fuel cell) and process all waste (bio tanks). In fact the option of complete environmental harmony and autonomy.
